A fire door can look complete at handover yet fail at the moment it is needed most. A damaged seal, excessive gap, missing certification label, or poorly adjusted closer can compromise compartmentation and allow smoke or fire to spread. Knowing how to inspect fire doors gives property owners, landlords, developers, and facility teams a practical way to identify visible defects before they become a compliance issue, safety risk, or costly dispute.
A proper inspection is not simply a check that the door opens and closes. It is a system review of the door leaf, frame, seals, ironmongery, glazing, clearances, and closing action. The required performance will depend on the building’s approved fire strategy and the door’s specified rating, so every finding should be assessed against the approved drawings, door schedule, manufacturer instructions, and applicable project requirements.
Before assessing condition, establish that the opening is intended to be a fire-rated assembly. A compliant door set should have permanent identification or certification information that can be traced to its tested specification. This may be found on the top edge of the leaf, hinge edge, frame, label, plug, or manufacturer documentation.
Check that the door label or marking is present, legible, and consistent with the door schedule. Where available, confirm the required fire rating, smoke-control designation, door size, hardware specification, and any glazing details. A label alone does not prove that the installed assembly performs correctly, but a missing or painted-over label should be recorded for verification.
Do not assume a heavy door or a door with a closer is automatically fire-rated. Many visually similar doors are not designed or installed as fire-resisting assemblies. Documentation is especially important in common corridors, stairwells, electrical rooms, service shafts, parking areas, warehouses, and between dwelling units and protected escape routes.
Begin with the door leaf and frame. Look closely at both faces, all edges, the threshold area, hinges, lock side, and head of the frame. The aim is to find anything that could weaken the door set or affect its ability to close fully.
Minor cosmetic marks may not affect fire performance. Deep holes, splits, delamination, warping, exposed core material, uncontrolled cutouts, or significant edge damage are different. These defects require attention because a fire door must maintain its integrity for its specified duration.
Pay particular attention to later alterations. Unauthorized vision panels, vents, louvers, cable penetrations, pet doors, access-control cutouts, or replacement locks can invalidate the tested configuration if they have not been properly approved. A fire door should not be drilled, trimmed, or modified as if it were a standard internal door.
The frame must also be secure and undamaged. Check for loose fixings, cracks, missing architraves that expose gaps, poor wall junctions, or unsealed openings around the frame. The gap between the frame and surrounding wall should be sealed with an appropriate fire-stopping system, not ordinary filler, foam, or a decorative cover that conceals voids.
Clearances around the door matter. If gaps are too large, smoke and hot gases can pass through the opening more quickly. If they are too tight, the door may bind and fail to self-close. The accepted tolerance depends on the tested door system and manufacturer guidance, so measurements should be compared with the approved specification rather than guessed on site.
Inspect the gap at the head and both vertical edges for consistency. Then inspect the bottom clearance. The threshold detail varies by door type: some doors use a threshold seal, while others are designed with a controlled undercut. An excessive bottom gap is a common snagging finding and should be escalated where it does not match the approved detail.
Intumescent strips should be continuous, securely fitted, and free from paint buildup, damage, or missing sections. These strips expand in heat to help seal the gap between the leaf and frame. Smoke seals, where required, should not be torn, flattened, loose, or obstructing the door’s movement.
The following conditions should be documented with clear photographs and location details:
A fire door that is wedged open or does not close completely cannot provide the intended protection. Open the door to approximately 90 degrees, then release it. It should close under the action of its closer, travel without scraping the floor or frame, engage the latch, and sit fully within the frame rebate.
Repeat the test from a smaller opening angle. Some poorly adjusted closers can shut from wide open but fail to overcome latch resistance from a partially open position. The door should not slam violently, but it must close with enough force to latch reliably. A closer that is too powerful can create accessibility concerns, while one that is too weak can leave the door ajar. Adjustment needs to balance both requirements within the system specification.
Check that the latch, lock, handles, panic hardware, and hinges operate smoothly. Fire doors generally need all specified hinges in place, with matching fixings and no excessive wear, looseness, or missing screws. Never remove hinges or hardware during a visual inspection unless the inspection scope specifically allows it and a competent person is carrying out the work.
If the door is held open by a magnetic retainer or automatic release device, confirm that the arrangement is approved for the building and releases correctly as part of the fire alarm cause-and-effect system. This functional test may require coordination with the building management team, fire alarm contractor, or specialist fire consultant.
A glazed panel in a fire door is not ordinary glass. Check for cracks, chipped edges, loose beads, missing seals, or signs that the glass has been replaced without supporting documentation. The glass, glazing system, beads, and seals must be compatible with the fire-rated door assembly.
Also inspect the condition and placement of mandatory signs, such as Fire Door Keep Shut or Automatic Fire Door Keep Clear, where required by the building strategy. Signs should be securely fixed and should not cover labels, seals, or other critical components.
Hardware must be appropriate for the door’s tested configuration. Replacing a failed lock or closer with a similar-looking product may create a performance issue if it is not compatible with the door set. This is why inspection reports should identify the exact defect, door location, and visible hardware details rather than simply stating that a door is defective.
For handover, DLP, secondary-market, or post-renovation inspections, documentation is as important as the observation itself. Assign each door a unique location reference, such as Building A, Level 03, Stair 2, Door FD-03. Photograph the full opening, the label, the affected component, and a wider image that establishes context.
Describe the issue clearly. Instead of writing “fire door damaged,” record “fire-rated stairwell door leaf has a 40 mm damaged area at the latch edge, exposing core material; repair or replace in accordance with approved fire door manufacturer requirements.” Clear records help the responsible contractor understand the expected corrective action and reduce arguments over what was observed.
For larger buildings, a fire door register is valuable. It can track door identification, rating, inspection date, defects, responsible party, rectification status, and reinspection results. This creates accountability during handover and provides a useful maintenance record after occupancy.
A visual inspection can identify many common issues, but it cannot certify fire performance where labels are missing, major alterations exist, or the installed system cannot be verified. Specialist review is advisable when a door has been cut down, re-glazed, repaired after damage, fitted with new access-control hardware, or installed in a high-risk or critical escape route.
The same applies where a door fails to self-close, has suspected incorrect fire-stopping, or differs from approved project documentation. Do not rely on site assumptions for life-safety components. Request evidence from the contractor, supplier, or manufacturer, and require rectification by competent professionals using approved materials and methods.
